Tips for Sellers!

The Home Selling Process
The first step in the Home Selling Process is to interview an agent. Many people choose to interview multiple agents and then make a decision. It's important to find an agent who you believe truly works for your best interests, has a marketing plan that you feel comfortable with, and has the experience to get your home sold. Ask these Realtors about other homes they have sold, where they usually sell, do they have any areas of expertise? Remember, this is an interview between you, the seller, and the Realtor. See what programs the Realtors have to offer, and choose the Realtor you believe can get the job done.
Let the Marketing Begin
Once you've chosen your Realtor all of the other projects happen rather quickly. The marketing program that your Realtor developed will be implemented. This can include keeping your home ready for showings, staging, open houses, Realtor Caravan Tours, and much more depending on the Realtors marketing plan. Remember that you've hired an expert, and their marketing plans have proven success. If you do not have an offer withing 30-45 days, consider your price again with your Realtor.
Getting an Offer
The moment every seller waits for, receiving an offer. In this instance the sellers Realtor will present the offer that was received by the buyers and the buyers Realtor. The sellers will have 3 options. They can either accept the offer, deny the offer, or counter offer. If they choose to counter offer, the original offer is negated, and the buyers now have those same three choices.
We Have a Deal!
Once the sellers and buyers have had a "meeting of the minds" with regards to the terms of the contract it's time to execute the contract by getting all parties signatures. This should be done in a very timely manner, so make sure you have availability to meet your Realtor and look over the contract together with the changes made during negotiations.
Consult your Attorney
If you are using an attorney your Realtor should supply a copy of the executed contract to your attorney for the attorney's review. There is a 5 day attorney review period where the attorney can make modifications to the contract on anything except price.
Get the Home Inspected!
Within your 5 day attorney review period, the buyers will conduct a home inspection. The buyers Realtor, the buyers, and the home inspector will meet at the house to inspect everything. The sellers Realtor is not traditionally at this meeting because it takes place only for the buyer. The home inspector will conduct his inspection and make notes of any defects noticeable in the home, and projects that are not up to code, or standard with city regulations. After the inspection the home inspector will draw up a report and supply it to the buyers. The buyers will review this report with their attorney and request, through their attorney within the 5 day attorney review period, items they'd like the seller to fix. This becomes another negotiation between the buyer attorney & the buyers, and the seller attorney & the sellers.
Fulfilling all contingencies!
After the home inspection issues are resolved, the buyer needs to fulfill their contingencies. Most buyers will have a financing contingency attachd to their contract. Your Realtor will receive a mortgage committment from the buyers stating that they have a loan set up to close on the house. If there are other contingencies for the purchase of the home, your Realtor will monitor the buyers with the buyers agent and make sure all contingencies are fulfilled.
Ready to Close!
After all contingencies have been met it's time to go to closing! The buyers will perform a "final walk-through" to make sure that all of the items discussed from the home inspection are taken care of, and that the house is in the same condition as when they first saw the home. Remember, as sellers, your home has to be in broom clean condition for the buyers to move into.
